Although we just received 3 inches of snow, in town, and the weather is breezy with cool temperatures, Spring is here no matter what anybody says. And it feels great!
In Mammoth, all types of events kick off in April to celebrate the transition into the warmer months beginning with the opening of the fishing season, the International Migratory Bird Day Celebration, Community Blood Drive, the Town Clean-Up Day and of course, the anticipated opening of Tioga Pass.
For those of you who aren’t familiar with Tioga Pass, it is one of three passes that allow people to drive from the East side of the Sierra to the West. Tioga Pass drops you into the Yosemite Valley and is very important to commerce in the small Eastern Sierra communities.
Gas stations, restaurants, lodging properties, businesses small and large all need and benefit from an early opening of the passes.
Along with the vacationers and day to day businesses that use the pass, many people come over Tioga Pass, see the beauty of the Eastern Sierra and think “Hmm, maybe we ought to look at homes here” and I absolutely agree.
I have been living in the Eastern Sierra since 1995 and have been a full time Realtor since 2000. Since then, the current prices of homes, condominiums, townhomes and lots are the most favorable.
I don’t know where the market is headed, I can only speculate, but I can say that the market has dropped enough so that the purchase you make, now, is an intelligent one.
Could the market drop more, sure and it probably will, but market timing isn’t a good strategy. By the time the pendulum swings back up, you’ve missed the bottom.

From April 1st to May 8th, there have been 10 sales of Single Family Residences in Mammoth Lakes. The average sale price was $887,510, the average days on market was 178 and properties sold for an average of 90% of the list price.
In the condominium/townhome sector, there have been 33 sales. The average sale price was $511,732, the average days on market was 161 and properties sold for an average of 94% of list price.
There have not been any lot sales and there have been two commercial sales ( airport hangars ). The average price was $154,950, the average days on market was 127 and the properties sold for an average of 94% of list price.
Of our inventory, approximately 3% are distressed properties. Do your research, be patient, read the detail reports on new listings and when the right property comes on the market move quickly.
