Memorial Day Weekend In Mammoth
While the week leading to Memorial Day Weekend was cold and snowy, the expectation is that the weather is going to cooperate and bring us warming temperatures to enjoy. Just to be on the safe side, though, bring your jacket, hat and gloves!
There are a number of local events to enjoy:
• Mule Days Celebration in Bishop. If you haven’t been, go. A lot of fun for everyone!! It’s the largest and most famous yearly event in Bishop. Over 30,000 visitors come and enjoy the parade, rodeo, packing competition, roping, food, entertainers and other festivities. The location for the rodeo is at the Tri-County Fairgrounds. Welcome to May-uary!!!!!
By the weather we’ve been having recently you’d swear it was February instead of May. Today, the 26th, the mountain was covered in clouds, big winds in town and cool temperatures throughout the day.
That being said, it’s still May and we’re moving forward with annual events:
• The Whitmore Pool opening is scheduled for Saturday June 19th starting at noon.
• Final registration for Mammoth AYSO soccer is Thursday May 27th at the Mammoth Lakes Library from 4pm-6:30pm. You can also log on at www.eayso.org or call the AYSO Commish: Stuart Brown at 760-914-4450.
• The High Sierra Triathlon Club is hosting a “Change A Flat” clinic May 27th at Brian’s Bicycles & Cross-Country Skis beginning at 5pm.
• The Mammoth Snowboard and Freeride Ski Team is offering the last camp, this Spring, this weekend May 29-31. Contact Ben Wisner at bwisner@mammoth-mtn.com or call 760-934-2571 ext. 3144.
• On Sunday May 30th the Eastside Velo will be hosting the North County Ride. The ride starts at 10am and ends at 3pm. The ride goes out to Hawthorne, Nv. ( 55 miles one way ) and back. The ride start is at the Mono Lake County Park, just off Hwy. 395, North of thee Mono Inn.

Since Monday, we have had 20 new listings, 9 price changes and 9 closed escrows. Not bad for two days!
Of the 20 new listings, 14 are condominiums and the balance are single family residences.
Of the 14 condominiums, 5 are distressed sales and of the single family residences, 1 is a distressed sale.
Regarding the price changes, five are for condominiums, two are for single family residences, one for a mobile home, one for a manufactured home and one for a lot.
The 9 sales included four condominiums, one townhome and four single family residences. Of these sales, one condominium, one single family residence and the townhome were distressed property sales.
Every Thursday we have our local Realtor caravan and tomorrow there are 10 condominium/townhomes and 5 single family residences on tour.

Senate Bill 1178
Interest rates have been consistently lowering over the past several years. If you watch television, you’ve seen lender marketing campaigns touting low interest rates and encouraging homeowners to discuss refinancing options with them.
If those homeowners, who have refinanced, default on a mortgage greater than the value of the property, it’s called a Deficiency Liability and under California Law, the lender can sue the homeowner for the amount of the deficiency even after taking back the property. UGH!
I wonder how many homeowners knew about this when they had finished signing the refinance paperwork?!
On the original purchase money mortgage, homeowner mortgage liability was limited to the property itself.
Unfortunately, the original purchase money protection was not extended to loans that refinance the original purchase money debt.
To address this issue, Senator Ellen Corbett: Democrat- San Leandro, sponsored SB 1178.
“This bill would provide that a loan used to pay all or part of the purchase price of real property or an estate for years includes subsequent loans, mortgages, or deeds of trust that refinance or modify the original loan, but only to the extent that the subsequent loan was used to pay debt incurred to acquire, construct, or substantially improve the real property. If approved, this will take effect June 1, 2011.”1.

May In Mammoth
This weekend I ran both days in shorts/ t-shirt. Light wind, snow on the peaks, more bikes than vehicles on the road!
Monday, snow/rain, flannel lined jeans and three layers on top! What’s the lesson here: In Mammoth, never put your Winter gear too far away, no matter the time of year.
This is important to all the visitors who come to the Eastern Sierra who partake in our Spring/Summer/Fall activities. Enjoy yourself, but be prepared! Here are some May events to consider:
1. Round-up at the Lake: Convict Lake Spring Fishing Derby. This is hosted by Convict Lake Resort and runs from April 26th – June 12th. There’s a total of $6500 in resort prizes. $30 entry fee.

2. Spring Fest: This is a month long event at Mammoth Mountain Ski Area celebrating our fantastic snow conditions, deals on ski gear, freebies, reduced lodging rates, good times and good friends.

Referral Fees and GFE's
Be advised that Referral Fees and Good Faith Estimates (GFEs) are addressed in the Real Estate Settlement Procedures Act (RESPA) and you might want to brush up on the new RESPA rules so you don’t get burned.
We Realtors are prohibited from receiving or providing “referral fees” or “things of value” in exchange for business referrals.
I think most people realize that it’s a violation to accept gifts like sporting event tickets, meals, or actual gifts from anyone in a settlement services business based on potential referral business. If you don’t know that, and you get caught receiving a referral fee, you will face potential monetary penalties of $10,000 and/or one year in jail!!
I personally refer people to local businesses because the services are outstanding, I want to support local business people and frankly, I like the people who own the business. I don’t expect anything in return other than the professional treatment of the people I refer.
The GFE has been implemented to protect consumers through improved disclosure of settlement costs and the elimination of the referral fees that would drive those costs up.
While a Realtor isn’t expected to know all the details, we should know and be able to explain key points to our clients:
1. The use of standardized Good Faith Estimate (GFE) forms/ modified HUD-1.
This allows our buyers to shop/compare financing from different loan brokers.
2. If there’s any change to the loan, that information must be disclosed using a new GFE, for the borrower, and the loan cannot close for three days.
3. Since there can be delays due to the issuance of a new GFE, all Realtors should advise their clients of this new system and how it can affect the projected closing date for their escrow.

Spring Is Trying To Settle In
Although we just received 3 inches of snow, in town, and the weather is breezy with cool temperatures, Spring is here no matter what anybody says. And it feels great!
In Mammoth, all types of events kick off in April to celebrate the transition into the warmer months beginning with the opening of the fishing season, the International Migratory Bird Day Celebration, Community Blood Drive, the Town Clean-Up Day and of course, the anticipated opening of Tioga Pass.
For those of you who aren’t familiar with Tioga Pass, it is one of three passes that allow people to drive from the East side of the Sierra to the West. Tioga Pass drops you into the Yosemite Valley and is very important to commerce in the small Eastern Sierra communities.
Gas stations, restaurants, lodging properties, businesses small and large all need and benefit from an early opening of the passes.
Along with the vacationers and day to day businesses that use the pass, many people come over Tioga Pass, see the beauty of the Eastern Sierra and think “Hmm, maybe we ought to look at homes here” and I absolutely agree.
I have been living in the Eastern Sierra since 1995 and have been a full time Realtor since 2000. Since then, the current prices of homes, condominiums, townhomes and lots are the most favorable.
I don’t know where the market is headed, I can only speculate, but I can say that the market has dropped enough so that the purchase you make, now, is an intelligent one.
Could the market drop more, sure and it probably will, but market timing isn’t a good strategy. By the time the pendulum swings back up, you’ve missed the bottom.

How to Recycle Your Computer.
Earth Day was last month and I focused my blog posts on eco-friendly topics that relate to real estate. Well, I forgot one: How to recycle your computer.
For some, upgrading to a new computer literally means dumping the old one in the garbage bin. What they and we all need to know is that you can actually recycle your old computers and prevent more things from being added to the local landfill. How about that?! Read on for more information.
The options for recycling an old computer, that still works, are different from those for recycling an out-of-date or broken computer.
Organizations such as churches and other nonprofit entities can offer a tax deduction for the donation of your working computer. Your local grade, middle or high school is another avenue to consider.
If your old computer is essentially worthless, then contact a recycler who can and does comply with the EPA regulations for disposing of the harmful properties that make up your laptop or desktop . Before dropping your computer off, be sure to do your due diligence and ask questions about their recycling process, and if your not comfortable with their answers, look for another recycler. Many companies that sell computers also have 'take back' programs that can be used.
In addition to the above, be sure to clean all of your personal information from your computer’s hard drive before donating it or giving it to the recycler
