Is A Pre-Listing Home Inspection Worth It?

If you’re considering putting your home on the market, there are a number of things you can do to help your home sell faster.

One of them is to get your home inspected, in advance, of listing the property. This is called a Pre-Listing Home Inspection.

Why? Well, no home is perfect. By having a critical third party inspect your home, problems can be brought into the open and repairs can be made ahead of time to help the home show better.

Additionally, it’s one less issue to negotiate. Once escrow is opened, the seller can present the prospective buyers with a packet that includes the inspection report, the corresponding repairs that have been completed, and a copy of the invoice, from the licensed contractor, summarizing the completed repairs, when they were completed and the cost.

1. It’s the ultimate gesture of forthrightness.
2. Inspections are scheduled at the Seller’s convenience without the added pressure of contingency deadlines.
3. With the repairs completed, the Seller has more leverage in negotiating a selling price.
4. Any potential safety issues, particularly with older homes, will be addressed before potential buyers tour the home.
5. Deals are less likely to fall apart, at the 59th minute of the 11th hour, due to an unfavorable buyer’s inspection.
